A brand-new home isn't a flawless home. Builders work on deadlines, trades move fast, and details get missed — which is why an independent inspection on a new build routinely turns up issues the buyer would otherwise inherit. Having a licensed General Contractor look at the work, rather than taking the builder's word for it, changes what gets caught.

Three points where an inspection pays off

Pre-drywall — before the walls close up, we look at the framing, electrical, plumbing, and mechanical rough-ins while they're still visible. Final / pre-closing — a full inspection of the finished home before you sign. 11-month warranty — just before your builder's one-year warranty expires, we document everything that should be fixed under it while it's still the builder's responsibility.

Reviewing new construction is its own skill. Because your inspector is a licensed General Contractor, we know how the work is supposed to be done — so we're not just noting cosmetic items, we're evaluating whether the build was done right. And because we're independent of the builder, our only loyalty is to you.

The tight-construction factor

New homes are built sealed up for energy efficiency — impact windows, spray foam, a tight envelope. That's good for your power bill, but it changes how a home breathes, and it's part of why we're seeing radon levels rise in newer construction. We can flag it and test for it as part of the process.
