Well and septic — the systems city buyers forget
Much of Lehigh Acres sits on private well and septic — there are well over 30,000 permitted septic tanks across the community. If you've only ever owned a home on city water and sewer, this is the part that catches you off guard: a standard home inspection looks at the visible plumbing, but it does not open and pump the septic tank or run a full lab panel on the well. Those need their own dedicated evaluations, and on a well/septic property we'll tell you plainly to get them. Spec homes and flips — look past the fresh paint
With developers pushing east into Lehigh, much of the inventory is either brand-new spec construction or a recent investor flip. Both deserve a careful, independent look. Spec homes go up fast under deadline pressure, and a flip can be a genuine renovation — or cosmetic lipstick over deferred problems and work done without permits. Fresh paint and new flooring hide a lot.
