PATRIOTHOME INSPECTIONS

Condo Inspections in Southwest Florida

A condo inspection isn't a smaller version of a home inspection — it's a focused one. We evaluate the parts of the property that are actually yours: the interior, the systems serving your unit, and the condition you're buying into.

What we inspect

Inside your unit: electrical, plumbing, HVAC and air handler, water heater, appliances, windows and doors, walls, ceilings, and floors — examined, photographed, and documented, with thermal imaging included to find moisture from past or present leaks. The building structure, roof, and common areas are typically the association's responsibility, and we'll point you toward what to verify in the association documents.

Yes, condos can have radon

There's a myth that condos don't get radon. They do — and multilevel units are where we see it most, because the poured-concrete construction common in Florida buildings can emit it. As the only certified Radon Lab in Southwest Florida, we can test and interpret it for you. Don't assume a unit on the third floor is in the clear.
