Manufactured and mobile homes — a different inspection

A manufactured home isn't a small site-built house, and it can't be inspected like one. We check the things that actually matter on these homes: the anchoring and tie-down system that holds it down in a storm, the piers and leveling under the home, the marriage line where a double-wide joins, the vapor barrier and the underbelly, and the roof — including any roof-over. Age is a major factor too: an older unit built before the 1976 HUD standards is a very different risk than a newer one, and we'll tell you plainly where the home stands. Soft floors, aging plumbing and electrical, and prior water damage all get documented with photos and plain-English findings.

Wind mitigation matters even more here

Insurance on a manufactured home is harder to get and pricier than on a site-built house, which makes a wind mitigation inspection especially valuable in North Fort Myers. It documents the tie-downs, roof, and connection features insurers reward — and newer homes built to current Category-3 wind standards can qualify for meaningful savings. Waterfront, well & septic
