What a VA loan requires in Florida
The VA appraisal confirms a home's value and checks it against the VA's Minimum Property Requirements — but it is not a home inspection, and it won't tell you the real condition of what you're buying. On top of the appraisal, Florida VA purchases carry two mandatory checks:
- WDO / termite report — required in Florida's high-termite region
- Well water testing — required when the home is on a private well

Your WDO report is free
Florida VA loans require a wood-destroying organism (WDO) report before closing. On a VA purchase, the rules generally keep the buyer from paying for that termite inspection anyway — so we simply provide the WDO report free for service members and VA-loan buyers. As a licensed termite inspector, we locate and identify the problem and partner with a third party to issue the official report your lender accepts. Well water testing, at a discount
If the home runs on a private well — common across Golden Gate Estates, Lehigh Acres, and rural Lee and Collier — the VA requires the water to be tested and to meet health-authority standards before closing. We provide that well water testing for VA-loan buyers at a discount, covering only the lab fees and our travel, so a mandatory requirement doesn't turn into a marked-up line item.
The home inspection the VA doesn't require — but you still want
Because the VA appraisal isn't a home inspection, it can miss the roof, the electrical, the plumbing, the HVAC, and the moisture problems that decide whether a home is a good buy.
