Naples is not one housing market, it is five or six, and a home inspection that treats a Port Royal estate like a Golden Gate Estates ranch misses what matters in both. Our inspectors live and work here, and the report you get is written for the house you are actually buying.
City of Naples, Old Naples, Port Royal, Aqualane Shores and Royal Harbor. The high-end coastal core, where the stakes are highest and the systems are the most complex. Seawalls and docks on the canal lots, large pool and spa equipment, elevators, generators, whole-house systems, and finishes where a small defect is an expensive defect. On waterfront property we review the seawall, dock and boat lift, which most inspection companies will not look at. These homes get our most detailed look, and we do not cut it short.
North Naples, Pelican Bay, Vanderbilt Beach and Naples Park. A mix of Gulf-front high-rise condos, established 1980s and 1990s neighborhoods and newer construction. On the condos we review the milestone inspection and reserve study records so you understand what the association is facing. In Naples Park and the older North Naples streets we are looking at original roofs, polybutylene plumbing and panels that carriers no longer accept, because that is what drives both the price and the insurance.
East Naples, Lely and Naples Manor. Strong value with a wide range of home ages. Older roofs, dated electrical and plumbing, and added-on square footage without permits are common, and each one gets documented in plain English with the permit history pulled, because an unpermitted addition is a problem on the next sale and the next insurance renewal.
Golden Gate Estates. The market most buyers underestimate. Out on the acreage, homes are almost always on a private well and a septic system rather than city utilities, and that changes the inspection: water quality and well equipment, the tank and drainfield, private road access, and sometimes owner-built structures. We offer well water testing, and we do not inspect septic tanks, nobody doing a home inspection does, so we tell you plainly why a septic company has to pump and inspect the tank before you commit to a rural property.
Grey Oaks, Quail West, Mediterra and the gated golf communities. Newer and larger, with the problems that come with size: complex HVAC zoning, multiple water heaters, whole-house generators, outdoor kitchens and the roofs that cover all of it. We walk every roof it is safe to walk, and as a company run by a licensed roofing contractor, we know what we are looking at when we get up there.
