What we check on a Port Charlotte home
Port Charlotte's housing stock is the 1970s, 80s and 90s, and those decades left three things behind that drive insurance and repair costs today. The first is the electrical panel, where Federal Pacific, Zinsco and Sylvania panels still turn up and are an automatic insurance problem. The second is plumbing: polybutylene supply lines from the late 70s through the mid 90s, and cast iron drain lines under the slab in the older homes, both of which carriers ask about on the 4 point and both of which we check on every inspection, with a sewer scope available when the drains are cast iron. The third is the roof, which on most Port Charlotte homes has been replaced since Hurricane Ian in 2022 and needs its permit and final confirmed, because an unpermitted roof is a roof the insurer does not count.
Canal homes and the harbor
Port Charlotte has more than 160 miles of canals, and unlike Punta Gorda Isles across the harbor, the seawalls here belong to the homeowner. A failed or leaning wall is the buyer's expense, and it is the single most expensive thing that can be wrong with a Port Charlotte waterfront property. On every canal inspection we review the seawall, dock and boat lift, looking for cracks, erosion and soil loss behind the cap, drainage problems, lean, dock rot and corrosion, and dock electrical, and we tell you plainly when the wall needs a marine contractor before you close.
North Port
North Port is Sarasota County on the map but Charlotte County in practice, and we inspect there at the same price with no travel fee. North Port is newer than Port Charlotte, with a large share of homes built in the 2004 to 2007 boom and again since 2018, and that brings its own list: the Chinese drywall years, builder-grade roofing at the end of its life, and well and septic systems in the neighborhoods that city water never reached. We check the well equipment, note the septic location and condition, and offer well water testing where the home is on a private well.
Englewood and Rotonda West
Englewood straddles the Sarasota and Charlotte line along Lemon Bay, and Rotonda West is the circular golf community behind it. Both took heavy wind and water from Ian, and both have a high share of older concrete block homes with original windows and aging flat and low-slope roof sections over lanais and additions, which are the sections that fail first. A wind mitigation inspection matters as much here as anywhere on the coast, and our owner's roofing license means the roof section of the report comes from people who have installed what they are documenting.

Charlotte County insurance renewals have become the hardest part of owning a home here, and nearly every purchase needs a 4 point inspection, a wind mitigation inspection, or both.
