Cape Coral was built on private wells and septic tanks, and the city is still converting neighborhood by neighborhood to central water, sewer, and irrigation through its long-running Utilities Extension Project (UEP), working south to north. This matters more than almost anything else on a Cape Coral purchase: two homes a few blocks apart can sit on opposite sides of it — one already on city sewer with no looming cost, the next still on septic and facing a five-figure bill.

When the UEP reaches a home that's still on septic, the owner is required to connect and abandon the septic system. Recent northern phases have assessed a standard lot roughly $25,000 to $32,000 — and that's before the separate cost to run lines to the house and abandon the old tank. All in, it commonly lands around $30,000. It can be paid up front or financed on the property tax bill over decades, but either way it's a real number that belongs in your decision before you buy, not a surprise after closing.
