Florida licenses held by the owner, Nick Brugal

  • Home Inspector · HI9057
The license every Florida home inspector must hold (Chapter 468, Part XV).
  • Certified Building Contractor · CBC1264360
State-certified contractor license; the standard Patriot's inspectors are trained to on structure, roofing, windows and water intrusion.
  • Certified Roofing Contractor · CCC1334269
State-certified roofing license; the basis for Patriot's roof findings and wind mitigation reports.
  • Mold Assessor · MRSA3761
Required in Florida to perform mold assessments and sampling for a fee.
  • Mold Remediator · MRSR3914
Held for knowledge of remediation protocols. Patriot does not remediate properties it has assessed; Florida law separates the two roles on the same property.

Patriot also operates the only certified radon laboratory in Southwest Florida, which is why radon results are analyzed in-house rather than sent to an outside lab.

Insurance

  • Professional liability (errors and omissions): $1,000,000 per claim. This is the policy that covers a missed defect. Florida does not require inspectors to carry it; many do not.
  • Commercial general liability: $1,000,000 per occurrence. Florida requires a minimum of $300,000 (s. 468.8322, F.S.).

A certificate of insurance naming your closing agent, association or lender as certificate holder is available on request; call (239) 826-5866 or email [email protected].

What Florida requires, and what it does not

Florida home inspectors must be licensed by the Department of Business and Professional Regulation, complete continuing education, and carry at least $300,000 in general liability insurance. The state does not require a contractor's license, a roofing license, a mold license, or errors and omissions insurance to inspect a house. Each of those is a choice. Patriot holds them because a buyer paying seven figures for a Naples house wants the roof called by a roofer, the structure called by a contractor, and the moisture behind the wall called by a mold assessor, in one report, the next morning.

How that translates into the report you receive is easiest to see in a sample inspection report. Why clients hire Patriot is on the reviews page, 5.0 across 516 Google reviews.
